Who we are

A London-based real estate platform that brings design and innovation at the core of the investment process.

IQON is a new real estate investment manager that brings sustainability, design, innovation and technology at the core of the investment process in order to capitalise on the structural changes that are re-shaping the global commercial real estate industry.

We acquire underperforming real estate assets in dynamic locations and transform them into visually striking, highly sustainable, technology-enabled properties.

We believe that design and innovation in real estate foster creativity, productivity and well-being that ultimately translate into tenant loyalty and sustainable investment value.

IQON was founded by Giovanni Gregoratti, former real estate investment banker and real estate private equity CEO, and Carlo Ratti, internationally acclaimed academic, architect, entrepreneur and investor.

With around 40% of global carbon emissions originating from the built environment, it is our responsibility to reduce the carbon footprint of our buildings, one investment at a time.

We do not believe in a box-ticking approach to sustainability. We aspire to be at the forefront of the transition of real estate to net carbon neutrality, and to inspire positive change in the communities where we invest.

Our research programme examines how design and innovation translate into occupier demand, resilience and value in the workplace sector, drawing on our privileged access to academic research. First three studies: the design premium in European offices, obsolescence risk in the existing stock, and what urban analytics adds to location analysis.
